APPLICATION SCREENING GUIDELINES
We offer application forms to everyone.
We review completed applications in the order in which we receive them.
We may require up to 5 business days to verify information on an application.
Each applicant over the age of 18 must submit an individual application and pay the required fee.
We will not review incomplete applications. Applications must be signed and dated.
Applicants must show two pieces of Government Issued identification. One must be with a photograph.
We will accept the first qualified applicant(s).
Prior Rental History
Rental history of one year must be verifiable from unbiased/unrelated sources.
No evictions within the past five years. We do not count evictions which took place five years or more ago, nor do we consider evictions which resulted in a dispute judgment for the applicant.
Applicants must provide the information necessary to contact past landlords. We reserve the right to deny an application if, after making a good faith effort, we are unable to verify prior rental history.
Exceptions may be made for applicants with qualified co-signers or increased deposit/payments.
Net household income shall be at lest 2 ½ times the rent (excluding utilities).
Income/resources must be verifiable through pay stubs, employer contact, Award Letters for Social Security, alimony, child support, welfare, utility or household assistance, current tax records and/or bank statements.
Credit/Criminal/Public Records Check Criminal convictions including charges which may result in an application denial, but are not limited to: drug-related activity and/or criminal offences, any crimes involving financial fraud (including identity theft or forgery or any crime that would adversely affect the property, or the health, safety or right to peaceful enjoyment of others may result in denial of application.
Negative reports from the last 5 years may result in denial of application.
Arrests that did not result in a conviction will not be considered.
Any individual who is a current illegal substance abuser, or has been convicted of the illegal manufacture or distribution of a controlled substance or convicted of a felony may be denied tenancy.
All applicants may submit a written explanation with their application if there are extenuating circumstances which require additional explanations.
We determine, based on the application, whether the applicant meets our screening guidelines.
We verify income and resources. We check with current and previous landlords.
We obtain a credit report. We may also request a criminal records report and public records report.
If, after a good faith effort, we are unable to verify information on your application, or if you fail to pass any of the screening criteria, the application process will be terminated.
Applicants may be rejected based on the demeanor in which they treet the Owners/Agent or other parties present.
FALSIFICATION OR MISREPRESENTATION OF ANY PART OF THE APPLICATION WILL BE GROUNDS FOR DENIAL.
